Most domestic septic tanks need emptying every 12 months as standard, although the exact interval depends on the tank size, household size, and how much water is used. Heavier-use households (large families, multiple bathrooms, frequent guests) may need 6-monthly emptying. Treatment plants typically need annual emptying plus a separate annual service.
How do I know my septic tank needs emptying?
Warning signs include slow draining sinks and toilets, gurgling sounds in drains, foul smells around the tank or soakaway, sewage backing up into the lowest plumbing fixtures, and unusually lush green grass over the soakaway area. By the time these symptoms appear, the tank is overdue – regular scheduled emptying avoids these failures.
What are the General Binding Rules for septic tanks?
The General Binding Rules (GBR) came into force in January 2020 and govern small domestic sewage discharges in England. Septic tanks that discharge directly to surface water (a stream, ditch or river) are no longer permitted – they must either be replaced with a treatment plant, redirected to a drainage field, or upgraded. Existing systems should already be compliant; new installations must meet the rules from day one.
What's the difference between a septic tank and a treatment plant?
A septic tank is a simple settlement chamber – solids settle, liquids overflow to a drainage field for further treatment in the soil. A sewage treatment plant uses aeration and biological processes to break down waste before discharging treated effluent – often cleaner than a septic tank and able to discharge directly to surface water under permit. Treatment plants are now the preferred option for new builds.
