What demolition services do you offer?
We offer full mechanical demolition for residential, commercial and light industrial buildings – including outbuildings, garages, single-storey extensions, conservatories, internal soft-strip, full house demolitions and small-to-medium commercial structures. We also handle site clearance, foundation removal, and the muck-away that follows. Larger industrial demolitions are subcontracted to specialist partners where required.
Do I need a survey before demolition?
Yes – before any demolition work that disturbs the structure, you need a Refurbishment and Demolition (R&D) asbestos survey under the Control of Asbestos Regulations 2012. Other surveys may be needed depending on the property: structural surveys for adjoining buildings, party-wall agreements for terraced houses, bat surveys for older buildings, and so on. We can advise what applies to your project.
Do I need planning permission to demolish a building?
For most domestic demolitions (garages, outbuildings, conservatories) you can rely on permitted development rights and just notify the council. For full house demolition, larger commercial demolitions, or anywhere in a conservation area or affecting a listed building, you need formal planning consent and demolition notification under the Building Act 1984. We can guide you through the typical paperwork but it’s your responsibility to secure consents.
How is asbestos handled during demolition?
Any asbestos identified in the R&D survey is removed under controlled conditions before demolition begins – licensed work by an HSE-licensed contractor for higher-risk materials, non-licensed for asbestos cement and lower-risk items. Demolition only proceeds once the asbestos clearance certificate is issued. This is non-negotiable for safety and legal compliance.
How long does a house demolition take?
A standard semi-detached or detached house demolition typically takes 3 to 5 working days, including soft-strip, asbestos removal, mechanical knock-down, and site clearance to slab level. Larger or more complex jobs (steel frame, multi-storey, party-wall-attached) take longer. We give a realistic programme at the quote stage.
What happens to the waste from a demolition?
Demolition waste is segregated on-site: hardcore and concrete go through our CDE wash plant to be recycled into aggregate, timber goes to biomass recovery, metals are sent for recycling, and any contaminated or residual material is disposed of at licensed facilities. Around 90% of demolition arisings are recycled or recovered rather than going to landfill.
Do you handle the neighbour and party-wall side of demolition?
Party-wall agreements are typically arranged by the property owner with a party-wall surveyor – it’s a legal process under the Party Wall etc. Act 1996 that’s separate from the demolition contractor. We can recommend party-wall surveyors and will work to whatever the agreement specifies. We also handle on-site neighbour communication during the work to minimise disruption.
